CCIM: Let’s Make a Deal

Seven years into his career, Gary Banner, a Las Vegas-based commercial real estate broker, decided to pursue and began the requirements for becoming a Certified Commercial Investment Member (CCIM), a designation for professionals in the commercial and investment real estate industry. He finished three and a half years later, in 2004, after passing the hours-long final examination.

Las Vegas’ new City Hall has been chosen as the 2013 Public Works Project of the Year by the American Public Works Association. The eight-level, 308,000 SF building replaces the former City Hall that was constructed in 1971. The facility created office space for up to 570 staff members for the City of Las Vegas. The new structural design also provided a 430-seat, acoustically-tuned City Chamber. The $109.3 million project has achieved LEED Gold certification for its energy efficient structure. Forest City Enterprises served as developer for the project. Additionally, Whiting-Turner Contracting Company served as primary contractor and JMA Architects as the architect of record. Las Vegas Paving has begun construction on an Interstate-15 diamond interchange. Upon completion, the flyover will allow east and westbound traffic to pass over the I-15 at Cactus Avenue. Construction on the roadway is expected to finish fall of 2014 and will cost $62 million to complete. The project is located near the South Point Casino.

Jaynes Corporation is building a jet hanger, maintenance and training complex at Nellis Air Force Base. Upon completion, the two-story air hanger will span 39,195 SF and stand 52 FT tall. The building will be equipped with multiple bays, a bridge crane and a 230 foot-wide sliding hangar door. The U.S. Army Corps of Engineers project also calls for a single-story, 19,126 SF Green Flag air-to-ground operations facility, which will house administrative spaces, an auditorium and briefing and locker rooms. Both buildings will cost $15,946,000 to complete. Construction is scheduled to conclude in August of this year. The property is located at 4475 England Avenue.

The 65,270-square-foot industrial property is located at 6180 S. Pearl St., Suites A to C in the Arrowhead Commerce Center, Building 14. The total transaction value was $4,454,788.  Jarrad Katz of MDL Group represented the lessee. Spencer Pinter, Dan Doherty, SIOR and Chris Lane of Colliers International represented the lessor, KTR LV I LLC.

Mountain View Hospital has completed construction on the second phase of an emergency room expansion project. The expanded emergency room doubled the size of the previous space and will now house 42 private beds for patients. The expansion provided a “Fast Track” Care and Triage area to quickly assess patients by triage nurses. Construction on the project cost $70 million to complete. Layton Construction served as builder for the project. Following the ER expansion, the hospital also plans to renovate the lobby and admitting/registration areas. The hospital is located at 3100 N. Tenaya Way.

United Construction Company has begun construction on the William N. Pennington facility for the Boys & Girls Club of Truckee Meadows. Upon completion, membership at the two-story, 55,000 SF facility is expected to increase by 27 percent which will benefit over 3,000 youths in southwest Reno. The project calls for a full gymnasium, commercial kitchen, multi-use classrooms, non-profit collaboration space and youth centers. Construction for the Pennington Facility has been primarily funded by local foundations and businesses. The sub-contractors serving on the project have donated their time and materials. Architectural Design Group of Sparks serves as architect of record. The project is expected to be completed early in Q2 of 2014 in preparation for a grand opening in May. The center is located at 2680 E. 9th Street.

The Commercial Alliance Las Vegas (CALV) has announced its new officers and directors for 2014, with longtime member and commercial real estate executive Hayim Mizrachi serving as president of the commercial real estate organization starting Jan. 1.

Mizrachi, who is president and a principal of the MDL Group commercial real estate firm in Las Vegas, previously served as president-elect and as a director of CALV’s board. He is a UNLV graduate who works as a broker and has managed commercial real estate firms in Las Vegas for several years. His professional affiliations and designations include being a Certified Commercial Investment Member, or CCIM.

Leadership Henderson recently announced its class of 2014, the 14th graduating class of the program offered by the Henderson Chamber of Commerce Foundation.HENDERSON, Nev. – Leadership Henderson recently announced its class of 2014, the 14th graduating class of the program offered by the Henderson Chamber of Commerce Foundation. The 28 community and business leaders will receive more than 30 hours of professional leadership development training, which began with a two-day kickoff event in October and will continue through May. During the next seven months, participants will meet with Southern Nevada’s decision makers and learn about Henderson’s key topics and infrastructure.

The Leadership Henderson program works to strengthen and educate community leaders by providing participants with in-depth insights into a variety of issues impacting residents of Henderson and Southern Nevada.

Thousands of dollars have gone back into the community by way of the projects that have developed out of the Leadership Henderson program.

“The success of the program lies with the volunteers who support it,” Fay said. “This is an alumni-driven program.  We rely heavily on the talents and resources of our alumni to continue the program’s success.”

Leadership Henderson is governed by the Henderson Chamber Foundation Board and guided by a steering committee. The majority of the participants have been identified and recruited by alumni of the program and all were chosen through a selective application and interview process.

“Our alumni have a great grasp on the type of individuals who will not only benefit from this development program, but in turn, will ultimately lend their talents to the vision of Leadership Henderson, which is to continue building our community for years to come,” said John Harvey, Leadership Henderson steering committee chairman and a 2009 program graduate.

Vegas Home Prices Rise, Market Sees More Traditional Buyers

The median price of an existing single-family home sold in Southern Nevada during June was $199,900 – the highest mark since September 2008.

This is according to recent statistics released by the Greater Las Vegas Association of REALTORS (GLVAR). The median price is 2.5 percent higher than May and up over 14 percent compared to June 2013. GLVAR President Heidi Kasama called the latest numbers “encouraging.”

There was also an increase in traditional buyers purchasing homes. A shade under 35 percent were purchased with cash, far below the February 2013 peak of 59.5 percent. This indicates investors are taking up a smaller portion of buyers and is another positive sign, according to Kasama.

“While real estate investors have played a key role in helping our housing market recover in recent years, it’s also good to see more traditional buyers entering the market. The percentage of local home buyers paying with cash is now under 35 percent. It hasn’t been that low since July of 2009.”

Meanwhile, the number of existing homes sold this year is about 13 percent behind last year’s pace.

Industrial Market Enjoys Rebound In Las Vegas

Despite news reports about industrial vacancies, the southern Nevada real estate market is showing strength, according to the president of MDL Group.

Despite news reports about industrial vacancies, the southern Nevada industrial real estate market is showing strength, according to Hayim Mizrachi, CCIM, president and principal of MDL Group, a Las Vegas based commercial real estate firm specializing in brokerage and property management.

Mizrachi said the industrial market is enjoying a rebound in Las Vegas. In fact, the industrial properties that MDL Group are leasing have occupancy in excess of 90 percent.

“The media has hyped up that the medical marijuana industry could absorb the glut of vacant industrial space. Properties that are well managed and well marketed against the competition are leasing up just fine,” he said.

MDL Group tenant Bill Rebensdorf of the Anaheim, California-based RMC Manufacturing, which manufactures parts for aerospace, motorcycle aftermarket, and alternative fuel carburetion systems, relocated to Nevada in the last year.

For Rebensdorf, the main consideration in moving to Las Vegas was the lower cost of living, less traffic, quality of life for his family and the opportunity to buy a much larger home, nearly twice the size, and at nearly two-thirds the cost of his home in California.

Also important in his consideration was a more business-friendly environment, which would allow him to slowly transition and move at least one of his businesses out of California. Due to current demand and heavy work flow at his California facility, he opted to start a secondary facility, Sin City Manufacturing, in order to accommodate the needs of his existing customers, and assist with overflow from his California plant.

In searching out a location for his company, he was looking for something in proximity to his home, and his children’s schools. After having entertained several locations, he found the Whitney Ranch Business Park, located in Henderson and managed by the MDL Group.

Beyond having the space and electrical power he would require, the primary selling point was the park being clean, busy, well lit and well maintained, with very neighborly tenants and very reasonable lease rates and terms.

Whitney Ranch Industrial, where he has his office, is now 100 percent occupied. The three multi-tenant building property totaling 56, 559 square feet was 72 percent occupied at the start of the listing. Harsch Quail Industrial Center, which is comprised of two multi-tenant industrial buildings totaling 80,000 square feet, was only 53 percent occupied at start of the listing, is now 100 percent occupied.

* Harsch Green Valley Business Center was 62 percent occupied at the start of listing and is now 100 percent occupied. Harsch Green Valley Business Center is a three building multi-tenant industrial complex totaling 291,953 square feet.

* Westwood Industrial Park, a multi-tenant small-bay industrial park totaling 25,978 square feet, was only 26 percent occupied at the start of listing and is now 100 percent occupied.

* Arville Commerce Center, a five building multi-tenant industrial and office project totaling 90,023 square feet, was only 50 percent occupied at the start of listing and is now 100 percent occupied.

* Harsch Post Commerce Center was 76 percent occupied at the start of listing and is now 99 percent occupied. Harsch Post Commerce Center is a six building multi-tenant industrial and office complex totaling 140,038 square feet.

* Davidsohn Industrial Park is comprised of five multi-tenant industrial buildings totaling 178,450 square feet at 4915-4995 Steptoe Street. The industrial park was 53 percent occupied at the start of the listing and is now 87 percent occupied.

* Harsch Henderson Commerce Center | Warm Springs was 82 occupied at the start of listing and is now 93 percent occupied. The center consists of five buildings totaling 390,514 square feet of flex/office, light distribution space and warehouse.

* Harsch Valley Freeway Commerce Center is comprised of four multi-tenant industrial buildings totaling 228,000 square feet. Harsch Valley Freeway Commerce Center was only 60 percent occupied at the start of the listing and is now at 88 percent occupancy.
